Von Lersner had a vacation home in Avalon, on one of the south Jersey barrier islands, and when he heard that surgical dressings, disposable gloves, and used hypodermic syringes were washing up on the beaches of New Jersey and Long Island he began dreaming up a better disposal system.As director of engineering at Campbell Soup he understood methods of sterilization and systems using heat, and he was fam iliar with devices for food handling and disposal of food waste. He turned to Stephan Machinery GmbH, a company in Hameln, Germany, that manufactures machinery and plants for food processing, to devise an environmentally sound method of dealing with hospital waste.This configuration of Ecolotec stands 8 feet high and has a footprint of less than 36 square feet.The collaboration resulted in the Ecolotec, a large autoclave equipped with a system of blades to churn and chop. In 1993, when von Lersner received his patent, ocean dumping had been curbed, but many hospitals were burning their biohazards in incinerators on site. So no one stepped up to put Ecolotec into commercial production.Even in 1997, when the U.S. Environmental Protection Agency under the Clean Air Act ordered hospitals to reduce emissions from their incinerators, von Lersners idea was still a tough sell. Hospitals could not bear the cost of emissions control and shut down their incinerators. Disposal services with ful ly compliant incinerators picked up the medical waste.Then, 13 years after the patent was issued, gas prices rose above $3 a gallon. Carting things was no longer cheap. A company in Alabama bet that rising costs in general, and of fuel in particular, would keep haulers fees sufficiently high to make Ecolotec an attractive method of waste disposal. The company now makes disposal systems for hospitals around the world.Inside the machine, a batch of waste is directed to a jacketed vessel and exposed to steam heated to 270F at a pressure of more than 45 psi. Blades called knife hammers rotate at 1,500 rpm to churn and shred the material.The action of the blades exposes more of the trash to the steam at one time and makes sterilization quicker. It also reduces waste to an unrecognizable mass to prevent accidental injury from sharps or blades and make it impossible for anyone to recycle a syringe or a scalpel from the trash. The chopping can reduce overall volume of waste by as much as 80 percent, and the sterilized mass coming out is ready for disposal in a conventional landfill.According to the company, trash in the hopper will reach complete sterilization in less than 10 minutes, and the system can process 200 pounds of waste an hour.Exhaust is triple-filtered, passing through a mechanical prefilter, a HEPA filter, and an activated carbon filter. The system stands eight feet high and has a footprint of just under 36 square feet. There are monitoring strips in the machine to test for sterilization after each batch.Ecolotecs executives say that, at an operating cost of 11 cents a pound, their machine costs considerably less than waste disposal services, who charging large-volume customers 21 to 29 cents a pound. Confidence is about passion and belief in your ability to make things happen, but when your confidence loses touch with reality, you begin to think you can do things you cant andhave done things you havent. Suddenly its all about you. This arrogance makes you lose credibility.Great, confident leaders are still humble. They dont allow their accomplishments and position of authority to make them feel that theyre better than anyone else. As such, they dont hesitate to jump in and do the dirty work when needed, and they dont ask their followers to do anything they arent willing to do themselves.They stay positive, but remain realisticAnother major challenge that leaders face is finding the balance between keeping things positive and still being realistic. Think of a sailboat with three people aboard a pessimist, an optimist, and a great leader. Everything is going smoothly until the wind suddenly sours. The pessimist throws his hands up and complains about the wind the optimist si ts back, saying that things will improve but the great leaders says, We can do this and he adjusts the sails and keeps the ship moving forward. Known as Kate, she began reading books about machines and engineering at a young age. When her older half-brother, who had been helping her father in the shop, died of typhoid, she stepped in at age 11 to fill his shoes when she wasnt in school. Some biographers say one reason she didnt meet resistance from her father was because one of her mothers close friends was womens rights advocate Susan B. Anthony.Continuing the work of her father, she was a pioneer as an independent woman in several waysas an engineer, as a business person, as a world trav eler. She, along with her brothers, took William Gleasons machine shop to the next level of business, a step toward making Gleason Corp. what it is today. The company is one of the worlds top providers of the machines, tooling and technologies needed to produce gears found in everything from vehicles to airplanes, wind turbines to power tools.Kate Gleason was the first female to become a member of the American Society of Mechanical Engineers.At age 19, Kate Gleason became the first woman engineering student to enroll in the Mechanical Arts program at Cornell University, but her fathers shop in Rochester soon came upon hard times. She was called home and never was able to return to complete the requirements for a degree. However, through training and self-learning she earned the title of engineer and is recognized for her considerable accomplishments. Some of her education came from courses at the Sibley College of Engraving and the Mechanics Institute, which became Rochester Institu te of Technology.While still in her 20s, she strengthened her fathers business by becoming one of the first American manufacturers to expand to Europe. Today, international sales are a strong component of the companys business. After two younger brothers joined the family business, their older sister left and undertook a range of activities that put her in the world of finance and also left a mark on the development of her Rochester home town.Concrest, a community of 100 homes in Rochester, NY was designed to resemble a southern French village in 1916 by Kate Gleason by using poured concrete.In 1917, when the president of the First National Bank of Rochester resigned to serve the country in World War I, she became the first woman with no family bank ties to become president of a national bank. Her experiences with employees at manufacturing and financial companies sparked an interest in how to provide low-cost housing for workers. Drawing on her engineering skills, she came up with new designs for affordable housing made of concrete based on a new pouring method she developed. She described her methods in an article she wrote for a trade magazine, Concrete, in 1921, titled How a Woman Builds Houses to Sell at a Profit for $4,000. Her designs became a model for future developments.By 1918, her work had so impressed the American Society of Mechanical Engineers that she was unanimously elected to membership as its first woman member.In later years, she traveled extensively and used her affordable housing concept to undertake business ventures in California and South Carolina. Some people do their best work as parte of a group, while others prefer working independently. A question like this aims to assess your personality and your preferred method of completing a task. Why Interviewers Want to Know Most interviewers or hiring managers, in a best-case scenario, want to hear that you are both comfortable working independently and yet are equally open to working and sharing responsibility with others. A person is likely to slightly prefer one over the other, but highlighting the benefits of both approaches will make you a more dynamic, complex applicant. Although there is no explicitly correct answer, different approaches may be more appropriate for different scenarios. Different situations in the workplace may require independence while others will need the efforts of an entire team. However, you should take caution in exaggerating your abilities to work independently or in a group, as this may backfire. Working on a team energizes me in a positive way, although Im also confident in my ability to work alone when I need to.I am very comfortable working on a team, but I can also work independently, as well. I am comfortable working alone and in a group depending on the situation. If the task is easy enough to tackle on my own without requiring collective brainstorming, I am happy to work on my own. However, if the assignment is a high priority one or is too much for one person to handle, I welcome working with a team to tackle the project together. In my experience, most proje cts require a combination of independent work and brainstorming depending on their various elements.As a graphic designer, I work best in a quiet, isolated environment when Im actually at the drawing board. However, prior to actually beginning work on a project, I find I get my best creative ideas when brainstorming and collaboratively bouncing ideas off of other members on the design team. Working in schlussverkauf has strengthened my abilities to work both alone and with others. I am comfortable engaging with a customer face to face, but I also believe in the benefit of sitting and brainstorming with coworkers about best practices, sales goals, lessons learned, and alternative approaches. Additionally, having a team behind me gives me confidence that if I come across something I am unsure of while working alone, I have the resources to consult someone who can educate or help me.

The OpsLadder member found both with a new position in Perth.Paul Witschey’s job search brought him the best of two worlds â€" his desire to see more of the globe and his need to settle down in one place.A citizen of both Mexico and the Netherlands, he enjoyed living in Texas; he worked in Houston for the consulting arm of the leading oil field services provider until 2007, then as an independent business consultant for one of his former clients, one of the largest Latin American oil and gas companies.As much as he loved Houston, though, he was feeling restless. “I was fortunate that one of my former clients wanted me to work for them, but after a while, I realized I wasn’t doing the kind of work I liked,” he said.Witschey was looking for a new position, and a change of venue. “I applied for international positions,” he said. But he admitted he wasn’t working that hard on his job search. “I m ainly focused on using headhunters,” he said. “I didn’t want to spend time looking through postings and filling out tons of applications. It takes a lot of time, and so much of the time you don’t hear back from anyone.”But the most headhunters could offer him were positions for jobs in Saudi Arabia. “That was one place I wasn’t interested in going,” he said.To take more control of his search, the OpsLadder member tapped his worldwide professional network to find consulting jobs.A job board meets personal networkWitschey noticed that one of the Big Four consulting firms had posted many open positions on Ladders. He entered his profile in the company’s corporate Web site and was able to apply for nearly 40 positions around the globe.Still, he wasn’t hearing back from the firm. So he reached out to his network. His reach extended all the way to Australia, to a friend from the United Kingdom who now lives in Sydney. “He didn’t work for this company, but I asked h im if he knew anyone who did,” Witschey said. “He actually knew someone who worked in the IT Advisory side in Melbourne. I was introduced to him, and that is how I began the interview process.”IT is not Witschey’s discipline, but the firm tried to see if he would be a good fit. After three rounds of interviews via video conference and phone, he said, “they realized I was more suited to General Performance Improvement because of my background in oil and gas. After two or three months of interviewing, they passed me to the Perth office.”He then had another four or five interviews with the firm’s partners before he was offered a position in November as manager for the Performance Improvement Business Unit of the Advisory Division. He will begin his new job in early January, the end of the Australian summer.Because all his interviewing was done through phone lines, he has yet to see his new office. But he lived in Australia before, in 2002, and saw Perth and much of the co untry. Australia, he said, is a mixture of U.S. and European cultures, and Perth in particular offers a much more laid-back lifestyle than he has been living in Houston.Moving to settle downThe job will pose new challenges, since Witschey will need to support mining as well as oil and gas companies. He is also looking forward to a job that will let him stay in one place for a while.“Perth doesn’t have a hectic approach to life,” he said. “The stores close at 6 p.m., except for Thursday; people don’t work past working hours; it’s a very healthy lifestyle. I’m at a stage in my life where I want to settle down, so I need a job that doesn’t involve constant travel, where I can continue with a top-notch consulting company and have a life.”But first, he’s back home in Mexico City, where he is coordinating his move from Houston to Perth.Witschey said using his network was the most important part of his search. “Try to find access to someone who can pull that resume ou t of the pile and start the interview process,” he said.Of course, being willing to relocate was a big plus. In Witschey’s case, he’s hoping this one big move will mean a chance to stay in one place for a while.

Eighty percent of small-business social media activity ought to be about building relationships, says Paul Rand, author of Highly Recommended: Harnessing the Power of Word of Mouth and Social Media to Build Your Brand and Your Business. You dont want to be hitting up your fans only when you want them to buy from you. An example engagement metric: Your Facebook engagement rate on a given day is the sum of likes, comments and shares, divided by the number of fans (and by convention, multiplied by 100), according to SocialBakers.com. Virality. The Internet equivalent of word of mouth, virality is a holy grail of social marketing, the factor that can generate huge return on investment for the rare campaign that spreads like wildfire. What counts is people talking about you, says Matt Stuart, co-CEO of Main Street Hub, a social media management agency with headquarters in Austin, Texas. Look at retweets, @mentions, and check-ins on Foursquare. Given the variety of social media platforms out there, going viral often means that a campaign jumps from customers to prospects, from one social platform to another, and so on. So measuring virality can be complex and may require a substantial investment. Google Analytics. With these tools, including Google conversions, the search giant offers a treasure trove of tools for websites and social media for small business. Though Google Analytics is used by about half of the 10,000 most-visited web sites, its not the be-all and end-all of Internet statistics, let alone social media metrics. We do use Google Analytics, and we use Google adwords to acquire users, says Stash Karandanis, co-owner of East Sandwich, Mass.-based Tackle Grab, an online seller of bait and tackle by subscription. But weve found Adwords are nowhere near as effective as Facebook. And although Twitter and Pinterest cost less to use, they get fewer conversions. Conversions. By using tracking codes in links posted on social networks, you can track a click all the way to a converted goal in Google analytics, says Root of HipLogiq. By monitoring your conversion rates of those goals you can measure the return on investment and place more resources toward top-performing campaigns. How you qualify conversions is up to you. They can be measured in purchases of goods or services, leads for long-term contracts, or even just delivering eyeballs to a web site. Offline mentions. Many small retailers and service providers wont capture all conversions if they dont ask customers what brought them into the store. My Yelp is so huge, thats what giving me a big increase in business, says Gary Schaller, co-owner of The Car Doctor, a car repair shop in Mountain View, Calif. In August, we did almost $15,000 in business from Yelp, he adds. Schaller wouldnt have that insight if he and his staff didnt ask each new customer how they heard of the business. Cost of customer acquisition. Most social media platforms and many monitoring tools are free or very cheap, so its tempting for business owners to think of social marketing as a cant-lose proposition. But you should calculate expenses such as the cost of time spent responding to customers, designing and implementing campaigns, and so on. Still, social media can be a very cost-effective way to win new customers. Pinterest and Twitter lower the cost of our customer acquisition, which had been a problem, says Karandanis of Tackle Grab.

The potential scenario includes: 30â€"50% of the U.S. population becoming infected with swine flu, as many as 1.8 million U.S. hospital admissions during the epidemic, and up to 90,000 deaths. The CDC has resources on their website to show people the proper ways to practice hand hygiene including what to do when you sneeze, how to wash your hands, and how to use hand sanitizer properly. Even employers that do not ordinarily offer telecommuting should be getting ready for flu season by implementing telecommuting programs and policies. Without a plan for telecommuting, some people will come to work even if they are sick. Staying home significantly impacts a workers paycheck, especially if they have used all of their sick days or do not have any to begin with. Employers also suffer when a large portion of their workforce are out sick. The perfect solution is to plan ahead for people to work from home as much as possible if there is an outbreak. Although this is not ideal in all situations, it can help to prevent the majority of the workforce from being out for large amounts of time. If employees can accomplish all or even part of their daily duties from home, the impact to the employer, and to the employees paycheck be significantly less. Residential leases may include the total square footage of a home, but rent is not based on square feet. Monthly rents for residential properties are largely determined by looking at comparable rentals in the area. In commercial real estate, monthly rent is calculated in a variety of complex ways using several types of square-foot measurements. The measurements used in determining commercial space rents are based on guidelines set by the Building Owners and Managers Association (BOMA) International and are considered industry standard throughout the United States. Many commercial leases use BOMA Standards and charge monthly rent based on “?rentable square feet,” and not on usable square feet. This is important to understand because if you are quoted a price of $1.25 per usable square foot, that may be what you end up actually paying for each month. Rentable Square Feet Usable square feet is the number of square feet that a tenant occupies. But there are other parts of the building that all tenants use or benefit from. These parts are known as common areas and include hallways, stairwells, elevators, and lobbies. The amount of square feet for common area spaces is divided among all tenants on a prorated basis. Each tenant pays a portion of the landlords expenses for these common areas. When these fees are added to the usable square feet, the result is called rentable square feet. To make things even more confusing, this practice of adding common area expenses to usable square feet is called the ?load factor. Load factor expenses usually increase each year at a rate separate from rent increases for usable square feet. It means you may need to negotiate two rent increases each year: one for load factor, and one for usable square foot rent. An Example of Calculating Rentable Square Feet Let’s say the office space you are renting is physically 500 square feet (the usable square feet) is priced at $1.25 per square foot. Your usable square foot rent would be $625 per month (500 SF x $1.25). However, your portion of the common area adds another 100 square feet. Your rent will be calculated based on 600 square feet, not the 500 you will occupy. Some landlords lump the rate for both usable square feet and your portion of the common area into one number (this is usually unfair to the tenant), but most charge a different rate per square foot for usable square feet and for common area rent contributions. Ask for a Breakdown of Usable Versus Rentable Square Feet Costs Before you even see a space, be sure to ask over the phone what rate is being charged for usable square feet and for rentable square feet because this makes a big difference in your total monthly rent. And, remember, if someone tells you a space is 1,500 rentable square feet the actual (usable) size of the space will be smaller. To get you in to see a property, some landlords will simply tell you the usable square foot price but quote the rentable square footage. This deceptive practice makes a space appear larger and cheaper than it is. Then, when you show up, you find the space that sounded great on the phone is actually out of your price range and smaller than you thought. While most realtors are honest about disclosing true total rent costs over the phone, they still tend to state the size of the space as rentable feet- not as usable feet. But now you are smart enough to know exactly what to ask the realtor. The following table compares the three types of square feet calculations used in commercial leases. Some leases simply charge by usable square foot, while others add a percentage of the common area to the usable square footage to charge what is called rentable square feet. Square Foot Calculations Definitions of Square Feet (SF) Term Definition Usable Square Feet SF of space actually occupied by the tenant. Rentable Square Feet Usable SF + a % of SF of the Common Areas. Gross Square Feet Total SF of the entire building. Summary Usable square feet is the actual size of the space you will occupy. Rentable square feet is always larger because it includes usable square feet plus an additional number of square feet of the common area shares that you will not physically occupy. Rentable space with the load factor is the price you want to know because that is what you will be paying for. The per-square-foot price for usable square feet is only a portion of what you will pay each month.
